About one-third of Sunset Beach lies on a barrier island; the rest of the town reaches north onto the mainland. A 65-foot fixed bridge, opened in November 2010, joins the two. Wikipedia describes the island as primarily vacation rental homes and cottages, and three of the larger neighborhoods are mainland golf developments.
That split changes how a painting job is booked more than how it is painted. The Census Bureau's 2020-2024 American Community Survey counts 38.8 percent of the town's units as seasonal homes and 45.5 percent as occupied, so a Sunset Beach house could be either one on the day we arrive.
On the island, a rental is usually painted while no one is staying in it. The dates come from the owner's or manager's booking calendar, and the rooms need to be dry, aired out and reset before the next check-in. Access and finished-room photos get arranged ahead.
On the mainland, a home is more likely to be lived in. There the job runs around the household, a room or two at a time, with furniture and evening use planned in advance.
Age is a smaller factor here: 8.9 percent of homes predate 1980. Under federal EPA rules, paid work that disturbs paint in most homes built before 1978 must follow lead-safe practices. Town Hall, on the mainland, is about 52 road miles from our Judges Road shop, and the island adds a couple more.
One company handles paint and wallpaper, so a rental refresh or a mainland redo can include both. Whoever paints your rooms is on our team and insured through our $2M general liability and workers' comp. For the complete method, see how our interior painting works; the list below holds on either side of the bridge.
Walls, ceilings, trim and doors in the rooms you list
Nail holes, dents and cracks filled and sanded
Gaps at trim caulked
Water stains spot-primed first
Floors covered and furniture moved or protected
A final walkthrough and cleanup

Island rental. Work is booked into a gap between guest stays, and the finish date is set back from the next check-in so rooms are dry and aired. Furniture goes back where the listing photos show it. A manager or lockbox can let the crew in, and photos of each finished room go to the owner. A scrubbable finish in halls and bedrooms is worth asking about for a house that turns over guests.
Mainland home. If you live there, the order of rooms is agreed up front so a kitchen and a bedroom stay usable. Tools are cleared and floors swept at the end of each day, so the house works in the evening.
On either side of the bridge, in a pre-1978 home, the work area is closed off whenever paint is disturbed.

A rental that misses a booking costs real money. Painting is fit into the open dates you send, with the finish set early enough for rooms to air out.

An island rental and a mainland home need different calendars, so the first thing we ask is where the house sits. That answer settles access, dates and room order before a color is picked.

Living in the house? The rooms are painted in the order you choose, one or two at a time, and the kitchen stays usable throughout the job.

About 52 road miles separate our shop from Town Hall. We answer the phone, and you get a call before we arrive, whichever side of the bridge you are on.
From the first conversation to the finished room.
01Request an estimate with your rooms, and tell us which side of the bridge the house is on and whether it is rented.
02For a rental, send the open dates on your booking calendar; for a home you live in, agree the room order and daily hours.
03We call before we arrive. Rooms are covered, repaired, primed where needed and painted, then furniture goes back.
04On the mainland, walk the rooms with the painter; for an island rental, photos of each room can come to you instead. Any touch-up you point out is done before the crew packs up.
Your estimate prices the rooms you list, not a flat per-room rate. The side of the bridge mostly changes the schedule, not the paint, though a tight window between guests can change how many painters a job needs. The price moves with:
Room size and ceiling height
Surfaces: walls alone, or ceilings, trim and doors too
Repairs before paint, from dents to water stains
Furniture to move, cover and put back
A fixed finish date set by a rental check-in
Lead-safe prep in a pre-1978 house
An occupied mainland home painted a room or two at a time may take more days than an empty rental painted all at once. A rental with a short gap may instead need a larger crew for fewer days, and we tell you which approach fits your dates before you book. Whichever side you are on, the quote is the quote we honor, and military households save 10%.

From our Wilmington base, we serve Sunset Beach and the surrounding Brunswick County area, plus the rest of the coastal Carolinas corridor.
