Prep Matched to the Build Year
A 1980s home and a house finished last year fail in different places. We plan sanding, caulk and primer around which one you own, and tell you that plan before the work is booked.

Ocean Isle Beach spans a barrier island and a section of the mainland, and its housing falls into two groups that paint differently.
The first is the stock already standing. In the Census Bureau's 2020-2024 American Community Survey, the town's median build year is 1996, and 76.3 percent of its homes went up between 1980 and 2009. A house that age has usually been repainted at least once, so its walls and trim may hold several coats, some glossy, some patched over. Repainting it means cleaning, sanding glossy trim so new paint grips, and filling the dings that years of use leave behind. About 11 percent of homes were built before 1980. Under federal EPA rules, paid work that disturbs paint in most homes built before 1978 must follow lead-safe practices.
The second group is still arriving. The town's CAMA and Comprehensive Plan, adopted in 2025, counts 650 entitled housing units on the mainland, enough to grow the housing stock by almost 20 percent. Hunter's Bay (316 homes), in the town's extraterritorial jurisdiction just outside the limits, has its state and federal permits. A new house often comes with a single builder coat of flat paint, and its first repaint is a different job: primer where the builder coat is thin, plus patching the small drywall cracks and nail pops that can show as framing settles.
Whichever side your home is on, we start from Wilmington, 48 road miles or so from the island's Town Hall.
Since paint and wallpaper come from one company, a room can be painted and papered on a single schedule. Painters come from our own staff, insured under our $2M general liability and workers' comp. The full method is on our interior painting page; this one covers what the age of your house changes about the work.
Walls, ceilings, trim and doors in the rooms you choose
Holes and cracks filled and sanded flat
Open joints at trim and casings caulked
Stains primed before finish color
Floors and furniture protected
A walk through the finished rooms, then cleanup

In a 1980s or 1990s home, the prep is about what earlier owners left. Glossy trim gets scuffed or deglossed so the new coat bonds, and old touch-ups that flash through are primed before color. Caulk at baseboards and casings that has shrunk or split over the years is cut out and redone. In a home built before 1978, any work that disturbs paint follows the federal lead-safe rule.
In a newly built mainland home, the issue runs the other way: too little paint, not too much. A thin flat builder coat may need a full primer coat before a washable finish will cover evenly. Nail pops and hairline cracks at drywall seams get set and patched first. Put the year the house was finished on the form when you request the estimate.

Builder flat paint marks easily and won't scrub. On a first repaint, the walls are patched and primed where needed, then finished in a washable sheen you pick.

About 11 percent of Ocean Isle Beach homes predate 1980. If yours does, ask how paint is disturbed and contained, and you hear it on the first call.

Want paper in the powder room and fresh paint everywhere else? Book both with one company, and the trim is painted before the paper is hung.
From the first conversation to the finished room.
01When you request an estimate, list the rooms and say whether the house dates from the 1980s or 1990s or was finished recently.
02Colors and sheens come next, along with the prep plan: deglossing and recaulking for an older house, priming a thin builder coat for a new one.
03We call before we arrive. Floors get covered, nail pops and cracks are fixed, primer goes where the plan calls for it, then finish coats.
04Before the crew packs up, you tour the finished rooms with the painter and point out anything that needs a touch-up.
Each estimate is built from your list of rooms; we do not use a flat per-room rate. In Ocean Isle Beach, two houses with the same floor plan can price differently because of when they were built. The figure moves with:
Room size and ceiling height
Which surfaces: walls only, or ceilings, trim and doors as well
Prep on an older home: deglossing trim, recaulking, patching years of wear
Primer on a new home whose builder coat is thin
Lead-safe prep in a pre-1978 house
The number of colors and sheens
An older house usually carries more prep hours on trim and caulk, while a new one may add a primer coat across every wall. Neither is automatically the cheaper job, so tell us the year the house was built. For painting too, the quote is the quote we honor, and military households save 10%.

Our W-2 installers strip any old paper, repair the wall, then hang your pattern.

We source trade papers to sit beside your new paint colors, including one hard-to-find pattern.

From our Wilmington base, we serve Ocean Isle Beach and the surrounding Brunswick County area, plus the rest of the coastal Carolinas corridor.
Send us the rooms you want painted and the year the house was built.
