Grooves Kept Sharp
Rolling paint over beaded board without brushing it out fills the grooves a little more with every coat. Ours is worked into each bead, so a century-old wainscot keeps its shadow lines.

When the Southport Historic District was nominated to the National Register, the nomination returned to one interior surface several times. It records local carpenters using "narrow machine-cut boards of oak, hickory, and poplar" for wainscoting and ceilings, and in several houses it describes high ceilings covered with narrow beaded boards. Of one house's details it says they are ubiquitous in late nineteenth century Southport.
Beaded board paints differently from a flat wall. Every board carries a bead and a groove, and decades of coats tend to pool in the grooves until the detail softens. A good repaint cleans out the grooves, scrapes what is loose, and brushes paint into each bead so it does not build up again. Open joints between boards are judged one by one, because caulking a groove erases the line it was cut to make.
That prep means disturbing old paint. Per the Census Bureau's 2020-2024 American Community Survey, 13.5 percent of Southport homes date from 1939 or earlier and 29.7 percent from before 1980. Under federal EPA rules, paid work that disturbs paint in most homes built before 1978 must follow lead-safe practices.
Over half of Southport's housing was built in 2000 or later, most likely drywall rooms with no groove work at all. Paint colors inside your home sit outside historic-district review. From our Judges Road shop to Southport City Hall is a drive of roughly 34 road miles.
We hang wallpaper and paint, so a room getting new paper above its wainscot can have the boards painted in the same project. Our $2M general liability and workers' comp extend to whoever paints your rooms. The full method is on the page about how our interior painting works. Some steps apply to any room we paint, in a new Southport subdivision or an older house; others apply only where beaded board is part of the job.
Walls, ceilings, trim and doors in the rooms you choose
Holes and cracks filled, sanded smooth
Stains sealed with primer before color
Floors and furniture protected
A final walkthrough with you, then cleanup

Grooves are vacuumed and washed first, since dust in a bead shows through new paint. Loose or flaking paint is scraped back to a sound edge. Any bare wood, including oak, hickory or poplar boards, gets primer before topcoat. Paint is brushed along the boards and into each groove, then laid off so no ridge forms at the bead. A beaded-board ceiling is painted before the walls below it, from staging or ladders sized to the room. In a house built before 1978, the room is closed off while old paint is disturbed. Arched window and door casings are cut in by hand. Where a board has split or pulled loose from its nail, we point it out before painting so you can decide whether a carpenter should reset it first.

Is your house among the 29.7 percent of Southport homes built before 1980? Ask how scraping and sanding are contained in yours, and you hear the answer before any date is set.

The nomination describes high beaded-board ceilings in several district houses. We plan the ladders or staging for that height before day one, so the ceiling is not left for last.

Painting the boards and papering the wall above them? One company can handle both, sequenced so the paint at the cap rail is dry before paper meets it.
From the first conversation to the finished room.
01Request an estimate and mark where beaded board appears, on the wainscot, the ceiling or both, along with the build year. Got a close photo of the boards? Send it with your estimate request.
02Your estimate separates groove cleaning, scraping and priming from the painting itself, and notes lead-safe steps in a pre-1978 house.
03Work runs top down: the board ceiling, then the wainscot and casings, then flat walls. We call before we arrive.
04You walk the rooms with the painter and point at any bead that needs another pass. Touch-ups happen before the crew leaves.
A beaded-board room costs more to paint than a drywall room of the same size, because the prep is slower and the brushing follows every groove. The price depends on:
Room size and ceiling height, including high board ceilings
Surfaces: walls, ceilings, trim and doors
Square footage of beaded board, and its condition
Scraping, priming and joint repair
Lead-safe prep and containment in a pre-1978 house
Colors and sheens
Most Southport housing was built in 2000 or later, and a drywall room in one of those homes prices like a typical repaint anywhere. Board work is priced only where the boards are, so a house with a single papered dining room above a wainscot pays for that one room's board work, not the whole floor. Ceiling height can move the price a good deal, since a high board ceiling may need staging rather than a ladder. For a Southport repaint, the quote is the quote we honor. Military households save 10%.
