Old Repairs Made to Disappear
Overlapping patches from past owners get filled, skimmed, sanded and primed, so they vanish under the new color instead of showing as flat spots when afternoon light rakes across the wall.

About half of the town's homes went up in the 1980s, and about 31 percent of all units sit in buildings of twenty or more. Town records show construction peaking in 1985, with 239 units finished that single year, and the town's CAMA land use plan places 51 percent of all homes in the 1980-89 decade. The Census Bureau's 2020-2024 American Community Survey comes in close, at 47 percent, with a median build year of 1989.
Interiors finished together tend to wear together. A unit completed around 1985 has had four decades of occupants, and each may have hung art, mounted a television, patched the anchors and touched up with whatever paint was on hand. What's left is usually a wall with several generations of repairs, sheens that no longer agree, and drywall joints that may have begun to show. That gets leveled and primed before any color goes on, and the estimate prices it on its own line.
Ownership adds a twist. The survey counts only about 416 homes in town as someone's usual residence, and 94.5 percent of those are lived in by their owners. Most of the remaining units are held for seasonal use. An empty unit is simpler to cover and prep than a furnished one, and an owner who isn't on the island can approve colors by phone.
We're a second-generation wallpaper company that also paints, and paper shows every ridge underneath it, so we look at a wall more closely than a quick repaint requires. Your painter works under our $2M general liability and workers' comp coverage. If you're adding a papered accent wall, the same company handles both trades and plans the order of work. The process, stage by stage, is laid out on our interior painting page.
Walls, ceilings, trim and doors, whichever you choose
Anchor holes, old patches and dents filled and sanded level
Open joints along the trim caulked
Stains and new patches primed ahead of the finish coat
Furniture and floors covered first
A sheen picked for each surface
A walkthrough or photo review, then cleanup

Forty years of repairs rarely sit flat. Where several patches overlap, the whole area gets skimmed and primed so it doesn't flash through the new color as a dull spot. Textured ceilings from that era may soak up paint unevenly or loosen under a heavy roller, so we look at them before quoting. A unit that has changed hands several times can carry two or three sheens on one wall; a full coat evens them out where spot touch-ups would not. In a tower, materials go up in one load and are worked from inside your unit. If an earlier owner left a wall with deep anchor holes or a crumbling corner bead, it gets rebuilt before any primer goes on.

Name your building when you request the estimate. We plan the job around its contractor hours, elevator and parking before choosing a date, and send management whatever paperwork it asks for.

Off the island for the season? We confirm colors and sheens with you by phone and photo,, then send pictures of each finished room afterward.

Our main trade is wallpaper, where a ridge under the paper ruins the job. That standard carries into how flat we want a wall before painting it.
From the first conversation to the finished room.
01Send the room list with close-ups of patched spots, trim and any textured ceiling, plus the building name if the unit is in a tower.
02Your estimate breaks the patching and priming out from the painting, so you know what four decades of wear adds.
03We call ahead. The crew covers the unit, skims and sands old repairs, primes them, then applies the finish coats.
04Hold a light low along each wall, in person or through photos we send. Any patch that still shows gets reworked before we pack out.
Each estimate is built from your rooms rather than a per-room average, and you see it before booking. What changes the number:
Square footage and ceiling height
Surfaces: walls alone, or ceilings, trim and doors too
Patch and primer work, the big variable in a 1980s unit
Textured ceilings, if they need special handling
A furnished unit or an empty one
The count of colors and sheens
In a unit from the mid-1980s boom, prep can be a sizable share of the price, which is why it appears as its own line. Photos of the most patched wall and any textured ceiling let us count that work ahead of time rather than on the morning of the job. A tower's contractor hours may shorten a working day. Once given, the price holds, and military households save 10%.
