Interior Painting on Scotts Hill's Next Round of Repaints

Scotts Hill has no Census place of its own, so these figures describe a Census block group covering most of the Pender side of Scotts Hill. It also reaches into the south end of Hampstead and leaves out the New Hanover side. In that block group, the Census Bureau's 2020-2024 American Community Survey counts 97.1 percent of homes as detached houses, and essentially every occupied home is owner-occupied. Of its homes, 44.4 percent were built from 1980 to 1999 and another 37.8 percent in 2000 or later, for a median build year of 1995.

Those numbers put many houses 25 to 45 years in. A house that age has likely been repainted once or twice, and painting over earlier repaints brings its own problems. Touch-ups from different years can leave flat patches on an eggshell wall. Trim from the 1980s and 1990s may carry oil-based enamel under later latex, and fresh paint grips that poorly unless it is scuffed and primed. Caulk at casings and baseboards may have dried out and split. We look for each of these before pricing the job.

A smaller share is older: roughly one in six homes in the block group predates 1980, though that estimate carries a wide margin of error. Under federal EPA rules, paid work that disturbs paint in most homes built before 1978 must follow lead-safe practices.

The Pender and New Hanover county line runs beside Scotts Hill Loop Road. Our service area covers both sides, and the painters drive out from our Judges Road shop in Wilmington, about 7 to 8 road miles away.

What Interior Painting Includes in a Scotts Hill Home

A repaint is judged as much by the coats underneath as by the new one, so our painting starts with a look at what earlier painters left on your walls and trim. The painter in your house works for us, insured under our $2M general liability and workers' comp. Step-by-step detail is on our interior painting page. The list below covers any home; the block after it covers houses that have been painted before.

Part of the job

Walls, ceilings, trim and doors, picked room by room

Furniture moved or covered and floors protected

Nail holes, dents and cracks filled, then sanded

Split caulk cut out and the joints recaulked

Patches and stains spot-primed

Finish coats in the sheen you choose for each surface

A walkthrough with you, then cleanup

What a previously painted Scotts Hill house adds

A second or third repaint starts by finding out what is on the wall already. Glossy trim is tested, because oil-based enamel under later latex needs scuffing and a bonding primer before new paint will hold. Walls with touch-ups from several years get full coats corner to corner, never a patch of new paint over a patch of old. A dark accent wall going light gets a primer coat first. A ceiling ring left by a long-fixed leak is sealed with a stain-blocking primer so it doesn't ghost through the new white. Kitchen and bath walls are cleaned of grease and mildew before priming. In a house built since 2000, there is usually less of this to do.

We Read the Old Coats First

Most homes in a block group covering most of the Pender side of Scotts Hill were built in 1980 or later and have likely been painted before. We check sheen, adhesion and caulk before choosing a primer.

Rooms, Build Year, Past Repaints

List the rooms, then answer the build-year and repaint questions on the form. Those two answers tell us how much prep to plan before color goes on.

    Find What's on the Trim

From your photos, we look for glossy trim, split caulk and old dark colors, since each changes the primer and the number of coats.

We call before we arrive. Floors and furniture are covered, caulk and patches are redone, trim is scuffed and primed, then finish coats go on.

How Much Does Interior Painting Cost in Scotts Hill?

The estimate prices your rooms, not an average, and you see the figure before a date is set. The factors that move it:

          Square footage and ceiling height

Which surfaces: walls alone, or ceilings, trim and doors as well

How much earlier paint has to be dealt with: mismatched touch-ups, glossy trim, split caulk

Covering a dark color with a light one

Lead-safe prep in a house built before 1978

How many colors and sheens you choose

Whether the rooms are furnished and lived in, or already emptied

In Scotts Hill, the age of the last paint job is the local factor. A 1990s house on its third coat of color usually needs more prep than a house built since 2000 that still has its builder paint.. Once you accept a quote, the price holds. Military families save 10%.
