No Drive Down to Open the Door
You shouldn't have to drive to the coast to open a door. Tell us who holds a key or the lockbox code; the painter uses it and locks up every evening.

Only about a third of Caswell Beach homes are occupied, according to the Census Bureau's 2020-2024 American Community Survey. Homes held for seasonal, recreational or occasional use make up 40.3 percent of all units. Separately, 24.7 percent were vacant and listed for rent when surveyed. The town's 2009 land use plan says much the same, describing beachfront and multi-family units as "primarily utilized as seasonal housing."
An empty unit changes the logistics of a paint job more than the paint. Someone has to let the painter in and lock up each evening, whether that's a property manager, a neighbor or a lockbox. Colors get settled before day one, because nobody will be standing in the room comparing samples. Finished rooms can reach you as photos. In a closed-up unit, the thermostat setting matters too, since paint dries slowly in stale, humid air.
If you rent the unit out, the dates have to sit between bookings. Put the next arrival date in the notes when you request the estimate, and the last painting day is set ahead of it.
With nobody on site to ask, the small decisions move to the start. Say which furniture stays in the rooms and which can be shifted, and name any closet or room that stays locked. Caswell Beach is about 37 road miles from our Judges Road shop to Town Hall, reached through the town of Oak Island.
One company handles both paint and wallpaper, so one phone call covers a unit that needs both. Whoever paints your unit is Intracoastal's own hire, insured under our $2M general liability and workers' comp. Each stage is laid out on our interior painting page. The standard scope holds for any home; a unit nobody is staying in changes how the days run.
Walls, ceilings, trim and doors in the rooms you choose
Holes and hairline cracks filled and sanded smooth
Caulk at open trim joints and spot primer over stains
Furniture shifted and covered, floors protected
Outlet and switch covers removed, then put back
Every room checked at the end, then cleanup

Access is arranged before the first day: a lockbox code, a key left with management, or a neighbor who can open up. Colors and sheens are fixed in writing beforehand, so no decision waits on a phone call. With nobody using the unit, several rooms can be open at the same time instead of one by one. A thermostat setting is agreed ahead, so coats dry properly in a closed-up space. At the end of each day, photos of the progress come to you. The unit is locked behind us every evening, and furniture goes back where it stood. In a unit furnished for guests, beds and sofas are grouped and covered in place rather than carried out.

Out of state on the last day? Pictures of every finished room come to you, and anything you flag is touched up before the painter leaves.

Rent the unit for part of the year? Send the open weeks and the job is scheduled inside them. We call you before we arrive, even with nobody home.

Want a papered accent wall along with fresh paint? Our W-2 wallpaper crew and the painter can share one stretch of dates, so access is arranged once rather than twice.
From the first conversation to the finished room.
01Request an estimate naming the rooms, and say whether the unit will be empty and who can open it.
02Choose colors and sheens before the first day, from swatches or brand codes, so nothing on site waits on your reply.
03We call you before we arrive. Floors are covered, walls are prepped and rooms are painted, with the thermostat at the agreed setting.
04Review photos of each room, or walk through yourself if you're in town. Touch-ups are finished before the unit is locked for the last time.
Each room on your list is priced on its own terms, not at a flat per-room rate. The number moves with:
Room size and ceiling height
Surfaces: walls alone, or ceilings, trim and doors too
Repairs needed before the first coat
Furniture to shift and cover in a furnished unit
How many colors and sheens you pick
An empty unit can work in your favor. With nobody living there, rooms don't have to be handed back one at a time, which may shorten the schedule. Arranging access and sending photos for sign-off are part of the job rather than an extra. An unfurnished unit also skips the time spent moving and covering furniture. Tell us early if a rental booking sets a hard end date. The quote is the quote we honor. A military household's estimate comes in 10% lower.

A feature wall or a whole room papered by our W-2 crew, with every inside corner cut by hand.

Trade papers and hard-to-find patterns, sourced to sit alongside your new paint colors.

From our Wilmington base, we serve Caswell Beach and the surrounding Brunswick County area, plus the rest of the coastal Carolinas corridor.
